Yes you can purchase another private property without selling off your EC that just turned 5 years. Do note ABSD applies and CPF usage restrictions too.

Congrats on reaching your MOP for your EC!

First to answer your question, yes you can purchase another property while still holding on to your EC. The next question that we need to look at will be the ownership of your EC. Very commonly your name will be inside the ownership of your current EC and as such, your next property will incur Additional Buyers Stamp Duty of 12% on your property purchase.

May I suggest that we can actually meet up for a chat together with your family and also my partner. What we can do is we can run a simulation of a few different scenarios for you and also do financial calculations based on the different scenarios so that you can have a good idea of how your finances are going to be like before you decide on which is a better route for you and your family. No worries on this meetup as there will be no obligations at all. We can really take it as a chat and we will also forward the calculations for you to keep so that you can refer to it whenever needed.

Under this arrangement, they will not be required to pay the Additional Buyer Stamp Duty, can leverage by taking the max 75% of loan and more importantly, own 2 properties at the same time.
