If the agent is collecting commission from the Seller, he is not allowed to collect commission from you as the Buyer. If he is collecting from both sides, he is violating CEA rules, and you can make a complaint against him.

In most cases, Sellers for private properties will pay agents commission for the deal closed. Hence, as a Buyer, there is no need for you to pay any commission.

If you want to ensure that your interests is protected, I am willing to represent you in your purchase transaction. You do not need to pay me any commission, as I will collect "co-broke commission" from the Seller's agent.

Dear buyer,

Please do not misunderstand my reply here as I am not promoting a case for dual representation.

The authorities have put into place a measure to ensure that a salesperson does not carry out dual representation in a property transaction as there is a conflict of interest in doing so. This introduction of regulation is not done with the objective to allow buyer exploit as an avenue not to pay commission in a property purchase, regardless HDB or private residential properties.

From a purchaser perspective, I highly believe that the main objective is to get as much savings as possible or buy as low as possible for a property you like. If for some reason, you are unable to do so, but require to engage the services of a professional consultant to work on this negotiation for a better pricing, would that be a case where this consultant is working in your interest, that paying him or her a token for achieving the desired pricing be logical? I do not think it makes sense for a buyer to pay more in purchasing price just to avoid paying commission.

The whole picture of buyer paying commission or not has been understood from a totally wrong perspective, and I thought it should be corrected. A salesperson who is honest and treat this business seriously will not want to risk losing his rice bowl by collecting commission from both seller and buyer, unless the amount involved can last the salesperson many years without the need to continue in this business.

Last but not least, as what my fellow professionals have pointed out, in a typical scenario, a buyer for a private residential property usually do not need to pay commission.

The market practice for private condo is only seller pay commission. The seller agent will share part of the commission to the buyer agent. Hi, nope you need to pay a single cent on commission. But it is advisable for you to apppoint an agent to assist you further due to several reason:
1) your agent will arrange and fixed appointment on your behalf for all the viewing and the best part is that you don't need to pay him or her a single cent on commission.
2) your agent will do a detail financial calculation for you and by connecting you to a banker for the loan issue.
3) your agent will look after your interest should any hiccup occurs along the way right after signing of the contract.
