Hi,

The SSD duration is calculated from the date of exercising S&P when you purchase from Developer to the date of Option exercised by your buyer for your property. Hence, by your scenario, no SSD will be incurred. Have you also thought about the stamp duties involved for the purchase?

Dear buyer,

As explained by Ivan, as long as the date your buyer for the new unit exercises his/her Option To Purchase for your unit is 4 years from the date that you exercise your Option To Purchase for this unit, seller stamp duty will not be applicable based on current regulations. If you monitor closely the various brand new projects, the actual TOP dates are usually earlier than the projected TOP dates.

Hi, regarding your question and as long as the time you exercise at the lawyer office to the time you sell your unit is a 4 years period or more, then no seller stamp duty is involved. But do take note that most of the projects only take 3 years to be TOP, and should you decide to sell it on the fourth year upon key collection, then seller stamp duty payable will be at 4%. As long as you oblige the 4 year wait period between the exercising of S&P and selling of your unit, you will not need to pay SSD. Good evening buyer,

To derive whether will you be subject to SSD when you sell your unit:

you have to calculate the ownership period you hold from the purchase date you exercise your sale and purchase agreement till your sale's option to purchase exercise date.

If as mentioned the TOP date is 4 years from your booking date, then you have a high chance that you will not be subject to SSD but do take note that normally the exact TOP date is around 6 months earlier than expected TOP date so it will be better to keep track the duration that I mentioned earlier.
