May I know what do you mean by co-occupier? His/her name is used to apply for the flat ownership, or just staying there as occupier? Both will have different outcomes.

Hi Mdm,

As long as a person does not own any properties under his/her name, the purchase will be considered as the 1st property, and he/she will be able to loan up to a max of 80%.

Also, even if he/she does own a property, that does not mean that for the second property, he/she can only loan 50%. I do have clients who are able to loan up to 80% for their second private property too.

In summary, the number of properties you hold does not fully constitute to the loan amount you can borrow. There are other factors as well.

Good evening,

As the occupier does not have any share in the current unit, the purchase will be considered as first property purchase. If the occupier is SPR, 5% ABSD is payable. Loan will be at maximum of 80%.

Hi Mrs Wang,

As an occupier, your property count is zero and therefore you will be eligible to purchase a private property without paying the Additional Buyer Stamp Duty if you are a Singaporean.

For the housing loan, you are able to obtain the maximum loan of 80% subjected to an assessment of your income.
