I wish to downgrade from an EC to a HDB 4-room next year when EC MOP reaches. As I want to buy first then sell, when can I start to buy, i.e. can I buy few weeks before MOP? How long does the transaction take to EC keys handover once I find a buyer for my EC? Anyone has a detailed timeline guide?

Hi,

Happy New Year in advance! Happy to assist. You can only do the official documentation for the HDB after the official MOP of 5 years is fulfilled, but we can start viewings a few weeks prior to that.

From 1st deposit option fee to unit completion handover is approximately 3.5 months (for private and HDB), so it is likely we need extension from the EC buyer so you will have time to do the renovation.

If you have sufficient funds+loan to do the purchase first, it will also help to ensure a smoother timeline.

Dear Sir/Mdm,

I have personally assisted many clients who are in the same situation as yourself to transit smoothly and seamlessly from an EC to their next property. I would suggest we plan the finances and timeline carefully first before proceeding with the transition.

It is possible to purchase the HDB first and it is also recommended to do it this way as this will mean that you are able to have sufficient time for renovation and also not need to find an interim place to stay, However, the cash outlay is also higher and therefore we need to see whether the finance part is feasible. You will need to wait till you reach the MOP before you can purchase the HDB as you will need to do the Intent to Buy before you are eligible to purchase.

For the EC, the paperwork takes about 3 months but before that there will also be a marketing period required to find a buyer who is able to give you a good price for the property. To have a clear understanding of the situation, you must understand both the timeline of the EC sale and the HDB purchase and map the 2 timeline together.

Hi,

1) You may only place an option fee ($1~$1,000) for an OTP after you meet your EC MOP. It is the time when your EC does not restrict by the HDB regulations. Because only then you are able to do the intent to buy on the HDB website.
2) The timeline for EC transactions is the same as a private residence transaction, approximately 3 months from the option exercised.
3) EC transaction:
Issue OTP -> 14 days -> OTP exercise -> 12 weeks -> Legal completion

You may only place an option fee after your EC has reached its MOP. You may purchase a HDB first before selling but financial considerations have to be taken into account. Timeline planning is a very important part of selling and buying transactions and timeline planning differs for every individuals depending on their financial profile and circumstances (eg any temporary place of stay). For private property including ECs, the process typically takes an average of 3 months though it can be shortened or lengthened depending on agreement between sellers and buyers. Failure to plan timeline correctly may cause problems in the transaction itself. You can only be granted a HDB Option to Purchase, once you have completed your 5 year MOP. However, we can start viewings a few weeks earlier so that you would have a shortlist and can potentially confirm on a unit the moment you hit your 5 year MOP.

You can register intent to buy and place an option fee for an OTP after you have met the MOP for your EC.

If you do not require the funds from your EC for your HDB flat purchase, you can purchase first, and then sell off your EC within 6 months of your HDB flat purchase.

If you require the funds from the sale of your EC, you will need to complete the sale of your EC first, so that funds can be utilised for the purchase.

Alternatively, you may wish to also consider a bridging loan, if you require the funds, but insist to complete your purchase first.
