I have personally assisted many clients who are in the same situation as yourself to transit smoothly and seamlessly from an EC to their next property. I would suggest we plan the finances and timeline carefully first before proceeding with the transition.
It is possible to purchase the HDB first and it is also recommended to do it this way as this will mean that you are able to have sufficient time for renovation and also not need to find an interim place to stay, However, the cash outlay is also higher and therefore we need to see whether the finance part is feasible. You will need to wait till you reach the MOP before you can purchase the HDB as you will need to do the Intent to Buy before you are eligible to purchase.
For the EC, the paperwork takes about 3 months but before that there will also be a marketing period required to find a buyer who is able to give you a good price for the property. To have a clear understanding of the situation, you must understand both the timeline of the EC sale and the HDB purchase and map the 2 timeline together.
