I understand that for 2nd property I will need to pay absd within 2 wks after signing the S&P agreement. Are there cases where cpf takes longer to process and buyer has to pay cash first. What if buyer do not have the cash.

Hi,

Not to worry, I believe I have a solution for you if we can sync your timelines carefully. May I have more info and requirements about your plans and which property you are looking at so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Hi,

You are correct over the payment timeline.

In fact, not only ABSD, BSD also need to be paid within 14 days of signing the S&P. Unless, you are overseas, then the timeline is allowed up to 30 days.

In all cases, CPF board cannot disperse payment within this period. Thus buyer has to pay in cash and wait for reimbursement from CPF for all stamp duty.

Hope the above answer to your main concerns, but if there are more queries, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.

Hi,

This is why Buyers are encouraged to engage a well-versed agent to guide them on their sale and purchase transactions, so that the timeline is managed properly, to prevent such things (CPF funds not in time) from happening.

Should you need any further assistance in matters relating to property, please contact me at my mobile 9748 6305  . I will be happy to assess and share with you the possibilities for you and your partner in the current market.

Thank you.

Hi, are you referring to new or resale condo? As there would be a difference in terms of paying the ABSD too.
