I own a HDB (Fully paid) and I would like to purchase a second property (Private property). Understand that I need to prepare the following items (Budget) before I can own a second property in Singapore
1. 20% Downpayment (5% Cash and 15% Cash/CPF)
2. 3% Stamp Duty
3. 7% ABSD
4. Legal fee
Here are my questions
1. Beside the mentioned items above, any other fees that I need to take look of?
2. Will any Singapore Bank take care of the legal fee and any other fees etc... when I get my loan from them?

Great hearing from you!

Seems like you have a good knowledge of what do you have to incurred for your second residential property purchase.

But do take note that you will need to incur misc fees like valuation fee, stamp duty for mortgage etc. And If you have utilised CPF OA funds in your current HDB, you will have to set aside a minimum sum of $77.5k in your CPF OA+ SA before you can use the excess in this purchase.

Yes in the past, most banks do subsidise all these misc fees fully but nowadays only some banks do offer subsidy for valuation fee, fire insurance or legal fees.

In regards to this, maybe do inform which are your preferred banks. I can check with my bankers.

Hi,

Yes your understanding is correct, and there are also some misc fees with the bank, that will be all. Important thing is if you have utilized cpf for your first property, and you intend to use cpf for the 2nd, you need to set aside 77.5K in your OA and SA before you can use any excess for your 2nd property.

Haha, to be honest, your knowledge is very good and you have gotten them right! Those are already the fees that you will be looking at. Banks used to subsidise legal fees but sad to say they no longer do that anymore. Just to note that we can use our CPF to pay for the legal fees.
