Hi,

Unfortunately as you are a co-owner or essential occupier of the hdb, you will need to fulfill 5 years MOP as well before you are eligible to purchase the next private condo.

My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Ivan was able to arrange for new property showroom appointment at a timely manner while helping us to list for our EC for sale. We were a bit worried when our EC sale time was longer than expected due to trade war, but Ivan was able to reassure us that our EC would sell. By November, he managed to secure a buyer for our EC. By the way, yes as long as your budget allows, it is a wise move to invest in a new launch project as it would gives you the maximum capital appreciation in time to come. But if you are an essential occupier for the current HDB flat, then you could only do so upon its MOP.

Hi,

1) According to the info provided. Both of you are owning the current HDB flat.
2) You will be subject to a 17% ABSD for the 2nd property purchase assuming you are an SC (Singapore Citizen).
3) Your only advantage now is you are able to get a maximum mortgage loan of 75% since you are free from a mortgage loan.
4) Honestly although investment in a residential property is a good prospect. However considering your current property portfolio, your earnings from the property will be paid to the govt under current policy.

As you're a co-owner, you will also need to fulfill the 5-year MOP for the HDB flat before you're able to purchase another property.

Do take note that ABSD is payable for your second residential property purchase.
