The most important is still affordability and holding power.
REAL ESTATE is not as liquid as stock investment.
However with the financial market upheaval lately you can see 3 very very clear signs that Real Estate can spike up to spiral down almost as fast as STOCK Market.
1. From last year March Low and in 3 months what happened?
2. From 2008 high to 2009 march low, what happen?
3. The current market is full of uncertainties. Not only you are facing risk from overseas happening in USA, Europe and Singapore.
So if now real estate is so reactive like stock market but still as less liquid. What will happen when it spiral down? YOU ARE STUCK? Coz you need to sell and completed is still 3 months. Down market lesser buyers and e.t.c.
