Good afternoon,

I been to Linear a few times. The top of the project feels like a mini MBS.

I personally feel that despite Linear being 999 LH and near to MRT/ shopping malls, its pricing is not significantly comparable to its peer near Hillview could be due to its facilities and units facing towards main road.

Hope my sharing helps in aiding in your enquiry. May I know how can I value add further in your property needs?

Hi,

1) In general when purchasing a property, we have to look into the value of the property instead of the price.
2) The factors that affect valuation are based on public connectivity, amenities, level, facing, conditions, etc.
3) Factors that affect buyers' own stay decision are proximity to schools, amenities, public connectivity, conditions, facing, views, etc.
4) Factors that affect investors are rental yield, growth potential, capital gain, entry timing, etc.
5) Some buyers are buying without thinking too much but just immediate needs.
6) I will usually highlight the importance to put in considering various factors so that buyers are well-informed of their decision.
7) My view over the linear is this is a 999 yrs leasehold property, was TOP in 2006. This is a good project at that time because the price is low due to there are no amenities available and no public connectivity.
8) Now all these facilities are all ready, meaning the capital gain for this project is already all reap by the 1st owner. Now it is someone paying for the fruits that these 1st owners sowed.
9) Thus from the surface this is a good buy because it matches the valuation that a valuer will gauge according to the facilities around it. But the new buyers can forget about any capital gain from it.
10) Though you are saying you are buying for your own stay only thus not really concern whether there is any gain from it.
11) My view is this is a million dollars purchase, you are going to spend the next 20~25 years paying for it. Why not select something that still have carry a chance to have capital gain rather just forget about it.

As you're looking to purchase for your own stay, it is very important for you to go down and take a good look at the development as a whole, to see if it suits you and your family's housing needs.

In terms of pricing, I would say it's attractive, given its close proximity to the MRT, shopping malls and amenities.

The one downside I can understand Buyers are concerned is the noise level of the units that are facing towards Upper Bukit Timah road. It can be noisy during peak traffic hours.
