If you are looking solely at rental yield, probably you can choose to purchase a resale unit cause it could be tenanted as of now if not can be rented out straight away.
If you are looking at capital appreciation too, can look at new launches. Normally resale unit owners are the one that have already enjoyed the capital appreciation thus as a buyer, you won't enjoy that much.
But do take note that you have to wait for new launches to be completed before you will see rental coming in.

Resale unit would allow you to rent out earlier as typically the S&P period is abt 4 months.
