I intend to sell my private condo. Grateful for following advice:
1. How much is the legal fees for conveyancing? Typically how many %?; &
2. Part of the sale proceeds must be returned to our CPF account. Can we immediately use it to buy another property?

Hi, legal fee is generally between $2500 to $2800. You will be collecting the sales proceeds on the completion day itself and yes you are able to use it to purchase the next property immediately. Hi,

1. legal fees.
There is no fixed amount and dependent on different law film, the higher price property will incur higher legal fee, range from $2k to $3.5K.

2. Sale proceeds.
Yes, all money under Ordinary account can be used for property purchase subject to withdrawal limit or valuation limit whichever is lower.

Hi,

Typical legal fees for sale conveyancing will be around 2.5k to 3k. Yes the amount of CPF OA utilized for the property (+ accrued interest) will be refunded to your respective CPF OAs approx 2 weeks after completion. You can only use it for the next property purchase once the monies are in. Alternatively, if the sale & purchase requires timeline coordination, you might want to engage a professional agent who can come up with a personalized solution tailored to the requirements.

Legal conveyancing fee will be in the range of around $2500.

After selling the property, you will receive the cash proceeds upon completion date, with the CPF monies about 2 weeks later. You can then utilise the CPF monies for your next property. Do note that if you're above aged 55, you will have to set aside the Half-Minimum Sum before you can utilise the balance CPF monies for your next property.

Dear Sir/Mdm,

Legal fees is about $2,000. After the completion of the sale of your property, the CPF that you have utilised for the property so far plus the accrued interest will be refunded into your CPF account.

The refund will usually take 5-7 working days and you will be able to use the refunded CPF for your next property purchase. However, do take note that if you are 55 or older, you will need to set aside the Basic Retirement Sum in your account and will not be able to utilise 100% of your CPF for your next purchase.

I have assisted clients who are in a similar situation as yourself selling and buying a property concurrently. The important factors to consider are usually the cash flow (so that you can recycle your funds) and the planning of the timeline so that you do not need to incur additional stamp duties.
