Hi ST,

For negative sale, as long as the property is sold at or above the valuation price, there is no need to top up the CPF using cash. There will be a loss on your CPF as a result. However, do note that you will not be able to keep the 1% option fee in cash as this amount will also need to be refunded back into your CPF.

I have transacted many negative sale before and will be happy to give you an overview. As for the transition to a HDB, you will need to plan for the timeline carefully as well so as to avoid a situation that you have no place to stay in between.

Hi ST,

1) If your amount of sale proceeds is insufficient to return to your CPF + accrued interest. You have to appeal to the CPF board stating your reason for not being able to meet the requirement of refund all the amount utilized.
2) You should be able to receive approval from the CPF board as long as you sold your property at the market rate.
3) You do not need to top up in cash once approval is given by the CPF board.

I'm sorry to hear about your negative sale.

Good news is, you need not top up the shortfall in negative sale if you sell your property at or above Valuation. It will be treated as an "investment loss" by CPF board.

In the event of a negative sale, do take note that whatever option fee and exercise fee will have to be refunded back to your CPF-OA upon completion, and there will not be any Cash proceeds from the sale.
