You should know that you will be subject to additional buyer's stamp duty as a SPR. 5% for first property and 10% for second.

I will advise you to sell your condo first before purchasing a smaller unit.

Because if you purchasing first, you will be subject to 10% ABSD and you cant get back any refund even after you sell off current one.

I will advise you on timeline accordingly so you can move into the new unit with ease.
