Bank only provide estimated valuation. So, it is normal for different bank to provide different amount.

Hi,

Valuation is very subjective, and it's not simple like Maths whereby 1+1 = 2. Different people have different tastes, some like to eat apples while others prefer oranges. Similarly, Valuers (who are also human) can have different valuation for a particular unit, especially in terms of renovation.

I believe the valuation that Banks given you are just indicative. They did not send anyone down to the property to assess it. The figures are plucked out from the recent transactions in the vicinity of the property, and given an estimated value based on different weightage on a set of parameters. Different Valuers has different weightage on different parameter, hence there can be varying Valuation given by different Valuers. Banks uses different Valuers in their panels for valuation purposes, and their panels will be reviewed from time to time.

If your property type is unique, uncommon and rarely transacted, and if you are concerned or unaware of what price to price your property, you might want to consider paying for a professional valuation report. If not, I believe an indicative valuation from several banks would suffice.

The set of valuations from the different banks provided are desktop valuation, where it is only meant as a generic guide towards the pricing strategy. As landed homes are very different from HDB or private condominium where age of the apartments are same but the age of each landed house within a row of terraces can be vastly different due to ongoing redevelopment efforts, therefore unless your terrace is located within an estate where they are relatively new and build by a developer, for example projects like Haus @ Serangoon or Luxus Hills, the tendency to get vastly different indicative values is high.

This is where an experienced professional who is constantly on the ground to understand the latest transactions within the estate will be helpful in determining the pricing. As we are constantly on the ground, we will then be able to point out the conditions of the houses that were transacted, whether are they in run down conditions, single storey, renovated, brand new or etc, to bring along value added information to the entire process in terms of price positioning.

On top of that, as landed houses have different potentials, even old dilapidated houses can also be in demand and sell for a premium in the different locations, therefore it is important to engage a landed agent with relevant marketing knowledge, not only the marketing aspects, but the technical aspects like how tall can the unit be redeveloped, what are the various set backs imposed by the Building and Construction Authority, any road reserve line imposed by LTA or drainage reserve by the PUB.

Alot of factors will affect the pricing of a landed house. The valuation varies because of risk appetite of the bank , some banks are more cautious while others might be willing to take more risks.

The valuation can varies again too , depending on the profile of the buyer too. Bankers again be more generous or conservative with lending after assessing the buyer .
