My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. I don't think you need an agent for this. Since you're buying over wife's portion. Just arrange for the lawyers.

Check wife's CPF statement for property to see CPF used and accrued interests. Less this amount.
Then you will get the cash portion..

This process is known as decoupling.

For your spouse, the amount that he or she will get back is

500,000 - Outstanding Loan - CPF used to date + interests - Legal Fees for Decoupling

Hi;

Dont forget to add in the half share of the original loan amount ( assuming that there is still outstanding loan ) . Decoupling is not a straight forward process as it involved in-depth calculation to see if its justifiable to do so and also need to reassess your loan TDSR to ensure that you can take a 'new loan' to buy over your spouse's share. Hi,

1) Assumption made here are as follow:
(a) there is no outstanding loan,
(b) no SSD,
(c) your spouse CPF usage only $10,000. Not counting accured interest over here since no idea on the length of purchase.
(d) Legal fee =~$6k,
(e) Agent fee = $0; no agent needed.

2) Your option & exercise fees (5%) = $25k cash
3) Completion (20%) = $100,000 (Cash &/or CPF).
4) New loan = $375k

5) Your spouse will receive the following:
(a) $25k cash (option fee)
(b) CPF refund: $10,000
(c) Cash proceed: $490k (inclusive of $25k received earlier)
