Hi,

Yes after selling your HDB, your next property is counted as 2nd property, hence ABSD payable is 7% if you are local. You can't purchase a new EC though if you own private property within 30 months before new EC application. Thanks and hope to assist with your purchase and value-add to your plans further.

Morning Mdm Wai,

Should you opt to sell away your HDB unit to purchase resale EC, ABSD of 7% is payable. However, should you opt to purchase a new EC, you will be required to remove your ownership status on the private property and wait for 30 months before you will be eligible for the purchase.

Hi Mdm Chan,

As you own a private property, you will not be eligible to purchase a new EC. You may wish to look at the resale EC instead which are more affordable as compared to private condos.

If you were to sell your HDB and purchase another residential property, you will need to pay a Additional Buyer Stamp Duty of 7% on top of the normal stamp duty of about 3%.

If you dispose off one of the two properties first then purchase another property, ABSD will be 7% if you are a Singaporean as it will be considered as your second property purchase.

Btw do take note that if you want to purchase a new EC, you will have to dispose off your private property first and observe a waiting period of 30 months before you are eligible to apply for one.
