Dear Wong,

It is common for home sellers or landlords to think that the more the better and I cannot disagree or agree with this belief.

In my 10 years experience in this business facilitating in hundreds of transactions, I have concluded that alot of decision making in the process boils down to past experience and influence by peers.

Unfortunately the landscape of real estate marketing has changed tremendously over the past few years or even down to past few months. In the absence of the online media, traditional marketing method only works on printed ads, therefore 1 single advertisement may not have the outreach to the right targeted market, therefore more agents will definitely work better. With the consumers getting more technical savvy these days, most marketing professionals have already switched their preferred marketing mode to the online mode, where the entire home search process for prospective buyers have been made so easy with a few click of mouse and buttons, therefore should your configurations and price range of your condo for sale falls within the requirements of a prospective buyer, it is very unlikely that your unit will not be spotted by the buyer.

Hi Wong,

Most sellers/Landlords think that the more agents they engage to work on their property, the greater the Exposure and hence, the chance of closing the deal is greater.

However, it actually works against you, as a seller.

When you work with One agent, there is only 1 such property available.

When you work with say, 5 agents, to Buyers/ Tenants, there are 5 such units available.

You lose your exclusiveness.

hence I strongly suggest that you work with Just 1 agent, at a time.

Suggest, try a few agents (for 1 month). Probably, the agents will compete. You will just need to pay the agent that does the deal for you.

After 1 month, you will get a sensing of the responses. If there is no sale yet, you can decide if 1 agent is better OR to continue with a few agents (or maybe just 2 agents)
