Good morning Sir/ Mdm,

You should be able to profit from this potential sale if you factor in agent commission (minimum 2% of sale price plus GST) and legal fees taking into consideration the current market condition.

As you purchased it in 2017, there will not be any seller's stamp duty applicable.

Care to share more information about your unit so I can check the latest bank valuations from various banks to gauge what could be your eventual sale proceeds?

Good morning,

Yes you are likely able to make an profit after deducting agent's success fee (minimum 2% of sale transacted price + GST) and legal fees of approx 2.5k. There is no seller's stamp duty since the property has been held for more than 4 years.

Selling price will be depend on level, facing, condition of unit, etc

Looking at the current market now, I believe you should have a good response and positive sale.

2. Cash proceed will be selling price minus outstanding loan minus CPF return
- CPF , If you used CPF to purchase your current place, when you sell you need to return the CPF used plus accrued interest
- Outstanding Loan (if any)
Other fee will be agent fee and lawyer fee
There is no seller's stamp duty if you have own the property for more than 3 years

3. Steps in selling
- Appoint agent to market your unit, I will be glad to assist on this
- After that I will proceed to market your unit in online portals and propose to buyer on hand.
