We cannot give you good or accurate answers for your question because we have no idea in terms of your investment plans, what is the price range that we can look into for proposal.

Different areas or projects will have their unique attractiveness, however, price can differ greatly. The hype is definitely about the Great Southern Waterfront where Marina South district is generating alot of interest especially overseas investors, however, price range is also at a premium, therefore it will be great if we are able to run through in details what your finer plans are and then go ahead to spot the gaps between the market and go for it.

Congratulations to make a big step in your life!

Let's put aside whether this is the only option you have to invest by paying ABSD. Let focus on what to do next.
Your 2 options are as follow:

1) Buy a 1 bedder, rent it out and sell if after 3~5 yrs than buy a bigger unit (3 bdr).
2) Buy a 3 bedder and rent it out.

Both options are open to new launch and resale dependent on your budget and liking.
Your main concern is which area is best for new launch and which is better for resale.

Honestly, it's difficult to propose since I don't have figures to work on.

To begin with, your financial situation is the priority to the selection. Just assume you have all the cash on hand and could well afford the best rental yield property.
Than I would urge you to invest in the top 10 condos with the highest renatl yield average of 4.6%.
They are located in different district such as district 1, 5, 7, 14, 15, 19 & 21 in the past 12 months.
Whereas for top 10 capital appreciation private are highly concentrated in Core Central Region, district 1, 2, 9, 10 & 11.

Option 1 is a asset progression method we usually take to advance our baby step.
Option 2 can fetch higher rent, it is also obvious that higher gain due to high capital outlay.

If you do enough number crunching over total performance of each types of the units in Singapore, you will find the 2 bdr makes better sense rather than 1 bdr or 3 bdr.

I would like to show you my research generated from URA caveats, but over this portal there are no option of image file insertion thus can only explain in text.

I would suggest to meet up to show you all the figures and tables I had tabulated so that you could make the best investment option from these data.

It is important to determine your comfortable budget first before finding a good project to buy within a comfortable budget.

As to whether a new launch or resale is more suitable, it depends on your objectives. If your plan is to sell for a profit in the next 5 to 7 years, then a new launch will make more sense. But if you prefer to rent it out for rental immediately, then a resale unit is more suitable.

It is also important to buy a project with tenant catchment area within close proximity as well as in an area undergoing a transformation so that it will appreciate in the future.
