Hi,

Since you have met your MOP of 5 years and have a SC owner, there is no need to sell your HDB to buy private property.

However, a 2nd property purchase, you will be liable for ABSD, rate depending on purchaser profile. CPF usage will also be limited and bank loan will also be lower. Thanks and may I understand your requirements further so to value-add to your plans?

Good afternoon investor,

As one member of your household is a SC, you don't have to sell off your current HDB after purchasing a private property. This regulation is only applicable to SPR household.

If you are buying with two names, you will be subject to 10% ABSD (due to your husband's SPR status).

If not you can choose to purchase solely by yourself, ABSD will be 7%.

In addition, if you decide to decouple with you as main owner and your husband as occupier and your husband is purchasing the private property solely under his name, it will be 5% ABSD due to his SPR status.

Based on the information shared, there will be no need to dispose your HDB unit. You will nonetheless be subjected to ABSD of 7% although.

Since you are SC, you will not be required to sell away your HDB unit upon getting your private property. However, you will need to pay ABSD of 7% if the unit is purchased under your name.
