Hi Mrs Lau,

With your current situation, you are only eligible to purchase a resale EC; EC that fulfilled MOP (5yrs) and beyond.

It is a regulation under HDB, that you have to fulfilled 30 mths (2.5yrs) upon selling private property to be eligible for new EC.

    So I can buy a resale EC now without any restriction from HDB. Can you recommend one resale EC (prefer around 5 years old) near park or reservoir. 2 bedrooms unit will be good. Must be still new or renovated as I do not want to spend time on renovation. No loan needed.

You will only be eligible to apply for a brand new EC in Jan 2020, as that is when you will fulfill your 30 months wait-out period.

You can however consider private condos, as there are no such restrictions.
