My personal opinion is to go for the development with a better location or a location with better redevelopment potential. For such projects, you will be able to enjoy a profit should you decide to sell in the future.

Dear Mr Mohan,

The tenure itself is a big difference and if you are looking at freehold or 999years leasehold projects within Tampines and Pasir Ris, you choices are quite restricted except for the few projects at Flora Road vicinity, Jln Loyang Besar vicnity as well as Ris Grandeur. It is often generalised that such projects are slightly worse off in terms of location being further away from MRT station. This is likely a turnoff for prospective tenants who usually looks for east of transportation as their top priority.

I am marketing quite a few properties for sale within $1.1m range to $1.5m range with good mixture of leasehold or freehold projects for you to choose from. Perhaps knowing more of your needs can allow me to match units for you more easily.
