I am looking for a 2 bedroom condo for investment. Would you recommend Near Bidadari Estate, Paya Lebar, Jurong or others please advise. I would like 1 that will give the highest capital appreciation. My budget is $1.2m. Time horizon between 3 to 7 years.

Objective is I am considering selling this 2 bedder in few years time and upgrade to a 3 bedder for self stay in future.

    I considered Biddadari over Jurong as prices in jurong had moved so much. Biddadari seems to be in the infancy stage of development. However, having said that the newer projects say under 8 yeaes are asking for 1400 psf.

    I look at resale because there'll be quicker cash flow than BUC.

Good morning investor,

Usually we will think of investing in core central region (districts 1, 2, 9, 10 and 11) first before spreading to city fringe (rest of central core region then suburban (outside core central region).

But not necessarily sururban not good as it might not always be location, location and location.

Investor will need to have an idea what's the upside potential for the area. For example,

Government is making Jurong the second CBD with high speed rail coming up in future. As for Paya lebar, the air base will make way and the future developments can be built higher.

Personally opinion that if you can hold the property for long term, you will be able to reap the rewards and up to 7 years could be a good time frame.

And if you are looking at maximising capital appreciation, perhaps we can look at something new in which you will be able to do so.

I am assuming that you are looking to move into this 2 bedroom unit and liquidate it within the timeline you have specified since you have mentioned about capital appreciation instead of rental yield which is a more typical approach for investors.

Are you only looking into new launches or are you open to resale projects? As the locations you have mentioned is quite diversified, and with different entry price, the different projects within a similar estate will also project different returns moving ahead. Since you are likely also moving into this apartment, somehow or rather, the convenience it brings to you, with respect to your lifestyle, work locations and family commitments will likely also play a part in your decision making process, therefore without understanding more about these requirements, it is almost near impossible to provide value opinions unless we are very lucky to hit it right.

Otherwise, if it is all about capital appreciation, I would recommend you to look into only grossly below value project where viewing is also not necessary.

    Oh, actually if possible, I want both capital gains and rental yields.

    Objective of the purchase is to hedge the against inflation. Currently staying in hdb near kids school, there's no condo near the school than our current hdb flat. However in a few years time when kids graduate from pri school, we might have an option to upgrade. No location in mind, depends which school they'd go.

    So this purchase is to hedge the excess funds I have and hence would like the highest return possible.
Hi, if you are looking for max capital appreciation, then only go for new launch projects.

My personal opinion is that out of the areas that you have shortlisted, Paya Lebar is a better option as Jurong prices have moved up quite significantly already and Bidadari is still a relatively new town and it may take several years before the amenities are all established. It's current price level is on the high side as well.

Paya Lebar will enjoy a huge transformation in the next 2-3 years as the commercial hub materialize and therefore I think it is a logical bet among all the other areas.
