I am hdb owner looking into investing a condo for rental income. Wondering how long will it takes to rent out a condo?
What is my out front payment ? Still outstanding loan with hdb.

Hi Andrew,

If the outstanding loan with hdb is minimal, I suggest paying down the loan so you will be able to qualify for a 75% max loan to value for the 2nd property.

For SC buying 2nd residential property, the downpayment+stamp duties works out to approx 40% of the purchase price of condo. Typical breakdown as follows:

5% cash
20% cpf OA
15% ABSD + BSD (stamp duties and legal fees)

75% max loan

How long it takes to rent out the condo, it usually depends on convenience of amenities and proximity to tenant work areas.

Perhaps you could share additional requirements from your end as well as discuss further more on your investment objectives (expected returns etc) so that I can compute and narrow down to a list of ideal properties to target. Properties are plentiful - but what exactly to target is the dilemma.

For investment , of course location plays a huge part in consideration. But above and beyond we cannot negate the other factors - the amenities (distance to amenities), accessibility (how well connected the development is to town/ MRT etc), rentability (depending on development and unit itself) etc.

While you are eligible to purchase a condo, no note that 12% ABSD applies. As you sill have an outstanding loan, under current regulation, banks can only offer you 45% loan based on the value of the condo and you have to finance the rest of 55% with comhination of cash and CPF (25%have to be in cash). Hi Andrew,

For investments of private residential home to collect rental, the best option of course is to choose units that come with existing rental so you need not wait out a period for the next tenant and having to pay for commission to agents for securing the next tenant.

Importantly, the financial obligations in purchasing a 2nd residential property will be an important considerations since you have an outstanding HDB loan. It will be prudent to plan properly and I am glad that you have taken the first step to find out more. While we are aware of your age and monthly income, we will also need to know your existing cash and CPF composition in order to work out your eligible loan too.

If you are able to redeem your existing HDB loan, you will then be entitled to take up a higher loan to value for the 2nd residential property, which I believe some of my fellow professionals have already pointed out, on top of the additional stamp duties applicable.

If you are available, perhaps we can meet up to work out the sums accordingly so that you are able to make a more informed decision moving forward.

Hi Andrew,

If you still have an existing mortgage loan, the maximum you could loan for a second property purchase is up to 45% of the condo purchase price (or valuation whichever is lower), subjected to TDSR requirements.

You will also be liable for ABSD (12% for Singapore Citizen) for your second property.

This means that you will need set aside funds of at least 55% + 4% + 12% = 71% of the property price. Meaning at least $700k for a $1million property.

Unless you're very cash rich, this option is unlikely to be suitable for you. However, I do have other options which you may consider. Do let me know should you be open for further discussion.
