I am currently Having a hdb which is going mop in a year's time and it will be fully paid while I am renting out two of the bedrooms which is under both our name.
My wife insisted of not selling the hdb and we prefer to invest two condos for rental and capital appreciation do I have absd two time or what ?

Hi,

Upon the MOP, you will be eligible to purchase condo even without selling the HDB.

ABSD will definitely be applicable. 12% for second property and 15% for third and subsequent properties. Do also remember there will be the BSD to pay as well.

Other than ABSD, we also need to take note of other aspect in purchasing properties. For example, available cash on hand presently and the loan amount you can get from the bank?

Hi,

ABSD is dependent on the property count ownership of purchaser at point of purchase. As you guys still own the hdb when you purchase the condo, the condo will be considered your 2nd property and ABSD of 12% is applicable on the purchase price. Buying a 3rd condo the ABSD is also applicable again.

Whether paying the ABSD makes sense depends on the value of the hdb property you own now and whether it justifies to keep it and own both hdb and condo.

Yes 12% ABSD is applicable if you bought 1 condominium and another 15% applicable if bought another one. This is assuming you insist to hold on to your HDB flat and bought 2 condominiums under both you and your wife name. The only way to avoid ABSD is to sell your current HDB in one year time and proceed to buy 2 condominium one under your name and another under your wife name. Moreover keeping your HDB flat might not be a smart thing to do from an investment perspective as recent trends has shown that HDB flat prices depreciate in value over time. Do note that purchase of private property is only allowed after your flat has reached MOP. Hi Sir,

Yes, ABSD will be applicable if both you and your Wife keeps the HDB and purchase another residential property.

You mentioned that you're looking to purchase 2 private residential for investment purpose. May I know what's your timeframe and expected rate of return?

Because if you pay 12% or 15% ABSD, getting a property with 20% capital appreciation within your investment timeframe is only equivalent to about 1% to 4% returns if you take into account the BSD too. If you count in the cost of holding, and agent fees when you eventually sell the properties, I believe you will not be left with much.

Hence, I would say that if you insists on holding onto your HDB flat, you must be looking at private residential properties with more than 20% upside. You might with to consider non-residential properties instead?

Good morning Sir/ Mdm,

Do take note that you will be subject to 12% ABSD if you purchase a private under each name (if both of you are SC).

If second and third is under joint names, it will be 15% ABSD for third.

Even though you will be able to obtain max housing loan for the second property, do take note that you will have to set aside basic retirement sum of $90.5k as of 2020 first before you can utilise the OA funds for the purchase if the property can last you till 95 years old.

It is not advisable to hold on to HDB flats for long time frame as HDB is a depreciating asset ( unless your HDB is in central area).. your HDB will achieve its maximum price upon MOP as its still new and many buyers would prefer newer flats..Probably I can understand more on your spouse's rational behind keeping the HDB first then I can help to address it and suggest the available options for you guys .. By not selling the HDB, you and wife can purchase one condo under your names each but both of you will need to pay the ABSD for the purchase.

If the condos are for investment, it will not make sense to pay ABSD as you will need years of rental and upside appreciation before you can recover the ABSD.
