I am considering between an EC which is likely to TOP in 1st Q of 2016 vs another which will TOP in late 2016 or 1st Q of 2017. If I take the former, I have to start marketing my 5rm HDB. Is it likely that I might be able to market at a better price much later next year vs now?

Hi,

It depends on the location of your HDB. If its in an hdb town where newly MOP hdbs are coming up, you may face more competition if you sell next year.

If its a mature estate near amenities and transport connections, the prices may still be resilient given that resale hdb demand in mature estates are always strong. But with current market dynamics, we should expect more reasonable prices and selling at valuation.

Since the primary use of the property you are considering to upgrade is still for your own use, I will usually suggest that you do not guess the market. Market will does not stagnate therefore should market be heading northwards in the next few months, your property purchased will also gain that appreciation therefore what you are capitalising on is that you have already made that change instead of being affected by the change. It is in your favour to make your move 1 day earlier than 1 day later especially when we do not know if there will be regulatory changes which may affect your power in purchasing.

With the news indicating that the cooling measure will not be amended anytime soon, along with global financial and employment market being tough, it might be a good idea to opt for the former option. Furthermore, if you choose to purchase later, the loan interest rate are likely to be higher too. This might keep some buyers at bay.

My suggestion is go for the right price and right project of the EC. Don't challenge the market as there are too many factors that will affect the property price. Example the profit different from the sale of the flat is 20K, you are using 20K to challenge the market. Would you like to be in the game ?
