I am a PR and i am looking forward to buy a condo .TOP by 2016 .my pay ranges around 4.5k/mth .no debts .Looking for a condo around woodlands area . How much should i come up with cash to buy a condo costs around 630k .CPF can pay around 100k .Any other expenses .

For a condo of 650K, breakdown for SPR purchaser as follows:
Cash 5% 32.5K
CPF 15% 97.5K
Max Bank loan 80% 520K
ABSD+BSD+Legal fees 8% 52K
Misc bank valuation and admin fees

With your pay range, the estimated loan amount is 600K with 30 years loan. This will be fine tune with you age and to be confirm by the banker.

Assuming you are eligible for 80% loan, the estimated cost for down payment + stamp fee + legal fee is 180K.

Good afternoon Nicholas,

as a SPR, you need to fork out around 28% of the purchase price as the initial oulay.

1) 5% cash downpayment
2) 15% CPF downpayment
3) estimated 3% buyer's stamp duty
4) 5% additional buyer's stamp duty as SPR
5) $3k legal fees
6) valuation fee, stamp duty for mortgage etc

You might need around $80k cash to fund this purchase.

To kick start your purchase, probably you can speak to my banker first so he/ she can advise you on your in principle approval. With this, you will be able to gauge how much bank loan you can obtain.
