Hypothetically, if I own a private property that is nearing 99 years of leasehold,
1) what will happen to my property?
2) will I have zero compensation once the land is given back to landowner?
3) will the property keep depreciating the closer it gets to expiry of 99 year leasehold? Like a 30 year old condo will be cheaper than a new launch. I thought there is long term appreciation for property.

Hi,

In theory, yes the land will revert to the government at the end of 99 years lease, and you have zero compensation. In theory, yes at the tail-end of the lease, the property value should depreciate faster. Most condo owners will try to avoid this scenario, and try for an en-bloc. If you are talking about HDB, we have no precedent cases of 99 years lease running its full course. Most of the time, 40-50 year HDB blocks will go under the SERS program, most recently the blocks at Tanglin Halt area.

If one is particularly concerned, they will go for freehold or landed instead, which is why these properties always have underlying demand regardless of prevailing market sentiment. Thanks and hope it clarifies, may I know what are you trying to achieve for your housing plans? Thanks.
