Simple. Do your homework, and engage the Right Agent to help you with the process.
Most common mistakes would be failure to do a proper financial plan, from the sale of your HDB flat, to your purchase of the condo.
If you had done your sums correctly, you will know exactly how much you will receive from the sale of your HDB flat (both CASH and CPF). And if you had done your loan assessment, you would also be able to work out your maximum budget for your condo purchase.
