-5% CASH ;deposit and exercise
[1% deposit AND 4% upon exercise]
-15% CPF (or cash if insufficient)
-3% Buyer Stamp duty; BSD (Can utilise CPF if you have enough funds)
-Legal fee = $ 2,000~$3,500 dependent on individual legal firm.
-Mortgage stamp duty

The cost shall also dependent on your residence status.
My presumption is you are SC and your CPF OA is negligible.

The costs of the purchase ($600k) are as follow:
(1) OTP (deposit + exercise) (5%) = $ 30,000
(2) Down payment (15%) = $ 90,000
(3) Buyer Stamp duty; BSD (~3%) = $ 12,600
(4) Legal fee = $ 2,000
(5) Mortgage stamp duty = $ 500
Total cash needed = $135,100

Do note that BSD & 15% down payment can be pay if you have sufficient amount in your CPF OA.

In fact, the first thing you ought to do is to get a bank willing to loan you 80% of the purchase; $480,000.
You will have to satisfy the TDSR rules set by MOF (Ministry of Finance), current loan, salary, credit card usage plays a big part whether you will be given the right loan amount.
