As much as possible, we will try to screen tenants' background properly and also try as much as possible to determine if they are responsible tenants from our encounter and communication with them, however, as much as we can do, these are not fool proof methods.
If you do have concerns over the conditions of your furnitures, it is best to rent out the apartment as an unfurnished unit, or at most, partial furnished with white goods. This way, there will be lesser potential issues or conflicts to manage.
