Good morning Jackie,

If you are purchasing the private property with your spouse and this is going to be your first property in Singapore, you will not be subject to ABSD as IRAS will treat this purchase as your matrimonial house.

Whereas if you purchase it with a unrelated person or it is 2nd or subsequent property with your spouse, the higher rate of ABSD will apply.

For instance:
1) unrelated; 1st property
no ABSD vs 5% ABSD: 5%

2) 2nd condo purchase
7% ABSD vs 10% ABSD as SPR: 10%

    What if we just sold our EC. And want to get a Pte property before the completion of sale. Do we need to fork out absd First?
Hi Jackie, for your case and if this is going to be your first property as a married couple, then no ABSD will apply. But if both of you are just friends, then stamp duty payable will be at 8%.

Hi,

If its your 1st property purchase between SC-SPR married couple, you will be eligible for ABSD remission as IRAS will consider as your matrimonial home.

However, if its your 2nd property purchase, ABSD of the higher of the two purchaser profiles will apply, ie (SPR of 10%). This is in addition to the 3% buyer stamp duties payable, hence total stamp duties will be 13% of purchase price for SC-SPR 2nd property.

I assumed you had granted option and buyers had exercised on it, just waiting for completion. There will not be any ABSD applicable. You will be considered as no property on hand.
