The recent market reports after budget 2017 announced are indicating that there is no sign that the property cooling measures will be removed anytime soon, therefore you are encourage to do your due diligence in financing aspect before you commit. We are unable to commit if prices will continue to rise or fall. If it is purely an opinion which bears no responsibility to your decision, I'd like to say that prices are likely quite flat moving forward.

I’m Daniel Tan from Huttons.

Like all other real estate types, the market is heavily dependent on government rulings and policies. Therefore nobody can surely advise on the short and long term trend of the overall market; especially when our government is know for the swift decisions.

However based on the current press release from the authorities, I expect the trend to be relatively stable in the short to mid term. The authorities mentioned that ABSD will be here to stay and also the current gradual raising interest also dampen any buying interest.

The current strong interest in EC, is due to the narrowing gap between the quantum of EC and BTO/resales HDB. EC is currently priced very competitive as compared to BTO. Therefore this swing many of the BTO buyers to purchase EC, as EC have much more facilities and amenitites to offer.

There's only 3 EC launches slated for launch this year, at Choa Chu Kang, Hougang and Sengkang. There won't be any ECs for launch thereafter as URA has not released land for EC sales. Prior EC launches have decent take up rates as well, hence the supply of unit with better attributes are becoming smaller in supply, which provides good support for current prices.

If you are only looking at new ECs for own stay, there's really no point in holding out as too late an entry means you be choosing from inferior units. Developers have no reason to drop prices as they are aware that not many ECs will be coming up as URA is not releasing land fast enough.
