It depends on the entry price, and also your timeline. But generally speaking, buying the sub sale unit means you are entering the development at a higher psf price than all your neighbors who can still make a profit even selling at your entry price. So your capital appreciation growth is somewhat capped or limited, although in turn you need not wait too long for move in. To understand whether there are better options, perhaps we can chat more over phone to have a better of your requirements.

I would like to compliment Mr Ivan Ng for his professional work and effort.I sent my first post in Jan 2019 and Ivan replied promptly, so I have decided to contact Ivan for follow up. My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Andrew : Ivan understood there's urgency to sell my private property too within the given timeframe, provided me with assurance and solutions. When the sale of my private property commenced, it was during the Covid-19 pandemic period; whereby, only 2 unique visitors were allowed to view the property on any given day. Parc Esta is scheduled to TOP pretty soon, do you have a timeline to work on the move in? If not Parc Esta, what other projects could fit your requirements or what are the requirements you have? In terms of potential growth, all projects have their own potential, however, it greatly depends on when you intend to exit too. If you are looking at a 3-5 years exit phase, it can be quite challenging to expect a hefty gain, especially in current climate of rising interest rates.

There should be some other viable options comparable, but the key will still be if it fits what you need in terms of location and lifestyle.

Since the TOP is not too far away, will it be better to wait out for TOP such that you are able to view the physical units before making any decisions?

Hi,

1) With the information provided it is not easy to say whether this is the best option you have.
2) If your reason is for primary school entry for Haig Girl's school then maybe this is an option. But do note that Haig Girl's school is ranked around 28th in Singapore. Thus not sure whether this is the main concern.
3) If you are looking at potential growth for a subsale unit, then according to my research in this area. There is still got room to grow.
4) The sellers (13 of them) in this project looked prudent in their sales. So far no one sell at a fire-sale price meaning this project is still healthy.
5) Normally if this situation continues there will be another hike 5 yrs after the TOP.
6) So finally will need to understand more of your expectation before can advise further.
