Hi, the current hdb flat is under my husband and his mom's name. They have no intention to sell it. I'm just wondering if I can still buy a 600+ condo using my own name only? If yes, how much do I need to pay by cash upfront? Can I use my cpf also?

Morning,

Since you are not an existing owner of any residential property, you are eligible to purchase private property of your choice. You are also eligible to utilize your CPF both down payment and monthly installment. As for how much cash upfront would depend on how much loan you can obtain from bank, how much CPF you have in hand and the actual purchase price.

Do contact me for further discussion.

Hi,

Since that HDB is not under your name, this will be considered your 1st property purchase. Breakdown as follows:
Cash 5%
CPF 15%
Bank loan 80%
Stamp duties and legal fees 3%

Will be glad to illustrate further over email, may I know which project are you considering? Thanks.

Warm regards,

Good afternoon buyer,

you are eligible to purchase a private property solely under your name.

Initial outlay will depends on your residency status (Singaporean, SPR or foreigner - additional buyer's stamp duty might be applicable). You are able to utilise your CPF OA funds for CPF downpayment and monthly mortgage repayments.

If you are a SC and you are able to obtain a 80% bank loan, your initial outlay will be 23% of the purchase price:

1) 5% cash downpayment
2) 15% CPF or cash downpayment
3) estimated 3% buyer's stamp duty
4) legal fees, valuation fees, stamp duty for mortgage etc

Hope my explanation helps!

If you need any assistance or advice on your property purchase, feel free to contact me.

Hear from you soon!
