Hi my son is 34 married, his wife is non Pr, we r staying together in private condo, as right now government set the rules after selling private property must wait fr 15 months to buy bigger resales flat or buy 4 rooms below, can my son buy resale HDB jumbo or 5 rooms executive, using mine or my wife either one name occupant & either one cpf to help him buy, or cash or partially loans? Pls advise asap thanks

Dear Owner,
If the current home belongs to you and your spouse, your son CAN buy a BTO, resale or EC in his own name and his spouse as occupier without any problem. He can still buy his own if he is an occupier by writing to HDB to remove his name from your flat.

However, if you want to include your name or your spouse name, this is not possible as spouses cannot split their name or have their names in two different HDB homes.

You can only assist financially using cash and your CPF cannot be used for his purchase.

First question is whether the current Private Condo is owned by your son, or is it under you and/or your wife's name?

If the property is currently owned by your son, then selling it and downgrading to a HDB will require him to wait-out 15 months.

Is your son's name also one of the owners of the private property? If not, you can consider to use your son and his non SPR spouse name to purchase resale HDB, under the non-citizen spouse scheme. They can't buy new BTO as it will require at least SC-SPR arrangement.

Hi,

1) You and your wife cannot be separated when come to apply for an HDB flat.
2) Therefore you will have to sell your condo eventually if you wanted to assist your son to buy a resale HDB flat using your CPF or to get a higher loan.
3) Your son has to buy an HDB flat with his wife only. You can only assist him in cash to reduce the loan he needed.

If you and wife are above the age of 55 years old, after selling the private property you can still buy a 4 room or smaller resale HDB. However, you and wife will not be able to buy a 5 room or bigger flat.

Is your son a Singapore Citizen? If yes, he is able to purchase a HDB if his wife is on long term visit pass here in Singapore and they are not owners of the current private condo that you are staying in. You will only be able to support the payment through cash and not CPF since you are not an owner for the HDB, and that loan eligibility wise, it will only take into consideration of your son's income and age.
