Hi,

Resale levy:
As long as one of the applicant had obtained subsidize from government, you are required to pay resale levy. But since you are the only one received the subsidize thus it is only 50% of resale levy.
The resale levy are dependent on your subsidized flat type as follow:
(a) 3-rm: $30k.
(b) 4-rm: $40k
(c) 5-rm: $45k
(d) EA/EM: $50k

Congrats on your decision to purchase an Executive Condominium. Personally I would tell you that it is really a good and right choice.

For a start, let's talk about your resale levy. For your situation you will need to pay resale levy but it will be half the levy amount. I always tell my clients and even relatives and friends, if we want to pay resale levy, then we need to make sure that the resale levy is worth paying. Which in this case, it is definitely worth paying.

Right now we are facing an issue here and that is there is not really much choices left for ECs. So choosing the right one is very important too. What I would suggest is that we can probably meet up for a chat and we can have a chat on this. No worries there will be no obligations at all. We can take this opportunity to share a little more with you on ECs and why we strongly encourage. After that then it will be which ECs are the ones that we can and should consider. Financial calculations will also be an important factor in this purchase too. So we can also do some calculations for you. You can keep the calculations and you can make a better and more informed decision with figures in hand.

In a normal situation, you will need to pay 1/2 the resale levy when you purchase the EC. However, I have assisted my clients for situations in which they are 2nd timer and need not pay a resale levy when buying a new EC.

Actually it depends.

If you transfer your ownership, you might not subject to resale levy.

But if you sell off previous subsidised flat, you will be subject to 50% resale levy.
