Hi, it will be the City Gate. For buying of aircon or fridge, one would tend to look for the most ticks as it would meant they are more cost savings and a safer investment. Likewise for property investment, not all projects come with a 5 ticks (most ticks). But City Gate happen to be one such project which is rare and has the most ticks. Let me share with you more and to back up on my opinion.

Hi,

In my humble opinion, Citygate is a better option as it has some factors going for it vs Sophia Hills, namely:

CG is a mixed commercial residential development
Citygate is closer to commercial nodes in Bugis and Suntec supported by stronger tenant pools

These 2 factors give CG a slight advantage over SH. In addition, the numbers will be more compelling at CG. Please allow me an opportunity to elaborate and get your a full picture so you can make an informed decision. Thanks and hope to understand your investment requirements further and value-add.

-Ameneties (Plenty of eateries, malls)
-Proximity to CBD/Marina
-Easy Accesibility
-Area Redevelopment by URA

Currently, developers have reduced prices significantly and made it very attractive. A 3br DK is going for slight shy of $1.5m.
The projected rental yield of a 2Br ard is 4.8% onwards!
So lower quantum, higjer returns with city fringe address.
It IS indeed any investor dream come true!

Dear sir/madam,

I am not the developer sales team for either project, therefore could probably offer you a more neutral opinion since my fellow professionals who have provided their opinions are the appointed marketing agencies for City Gate.

Before I can share anything with you however, I would need to know why have you only shortlisted these 2 projects over other the so many other projects available in the market? Have you considered its sizes of the 2 bedrooms available in comparison over other projects? I have to say both projects have their own strengths from its investment potential but will cater to the needs of different tenants given their difference in location.

Let me know more details about these 2 choices of yours before I can give a more insightful opinion perhaps?
