By the way, a TA is a must to have if the buyer will to purchase a private property with tenancy. This is to protect himself from all unnecessary disputes after the sale has been completed.

1) Good question! I never thought there will be a unit sold subject to no vacant possession.
2) If the seller does not have a valid TA, what do the sellers mean by subject to no vacant possession.
3) Is the seller means they are going to continue to stay until they are ready to move and the buyer has no right to chase them out?
4) Usually we will not mention selling with vacant or not, because it is understood that all living things will leave the premise.
5) Fixtures are not going to dismantle and some fittings might remove or leave it for the buyer. Buyers and sellers are to discuss what fittings to stay or remove on the handover day.
6) So that sellers are to make arrangements to remove those items that were promised in advance.
7) It is best you call up the advertiser on what it means by no vacant possession. This is uncommon in the industry.
