Hi
I'm PR married with SG citizen and owned a HDB flat more than 5 years. We plan to buy condo and keep the existing hdb
I had 2 question:
1, if we buy 2 condos under 2 different name, 1 condo with 1 name, it is possible? How much percentage of ABSD and bank loan initial payment we should prepare?
2, should PR give up HDB?

Hi Mr. Pan,

If this HDB is jointly owned by both you and your spouse as SC-SPR household, and MOP of 5 years met, yes you can purchase another private property and keep the HDB.

If the next condo will be purchased under the SC name, the ABSD is 7%. If its under the SPR name, ABSD will be 10%. This is in addition to the usual 3% approx Buyer Stamp Duties (BSD). The max bank loan for the condo will be 50% if you currently have an outstanding loan for the HDB.

Whether to sell away the HDB will be eventually down to the numbers. Selling it away to fund 2 condos might make more financial sense, as you will be paying less ABSD as well as getting higher max loans.

    When I and my spouse apply the bank loan separately for the 2nd and 3rd house, what percentage is the initial payment? Is 20% or 50%? We already clear off HDB loan.

Hi Mr Pan,

Since you have no outstanding housing loan, both your wife and yourself will be able to enjoy a maximum of 80% loan. Loan eligibility is subjected to TDSR. Do also take note that if your CPF account does not have the minimum sum required, you will not be able to utilise CPF funds for subsequent property purchases.

Additional Buyer's Stamp Duty applicable for your spouse is at 7% and 10% for yourself and is applicable should you decide to keep existing property.

Whether you should give up the HDB will really depends on what your objectives are, as some of my clients keep their HDB for sentimental reason, usually being their first matrimonial home. In all, whatever decision it maybe, fluidity of your cash position is an important consideration therefore proper planning and structuring of your financial and real estate assets will be very important.
