Other than budget for the condo, I'm afraid you also have to take in consideration the cash needed for the purcahse.
I'll use both $400k and $500k to tabulate the breakdown:
(1) Bank loan: max loan amount is 80%
(a) minimum 5% must be in cash. ($20k for $400k) ($25k for $500k)
(b) 15% can be pay using cash and/or CPF. ($60k for $400k) ($75k for $500k)
(2) ABSD: SPR + FR is 15% ($60k for $400k) ($75k for $500k)
(3) BSD: 3%-$5,400 ($6.6k for $400k) ($9.6k for $500k)
(4) legal fees: $2k~$4k
(5) Mortage stamp duty: $500
(6) Valuation fees: $350~$500
So assuming you have sufficient CPF for the 15% downpayment, you will need approximately at least $87.5k for a $400k property before embarking on your home search.
