May I check which is a bigger priority for you? Size of 700sqft or freehold status? If you're more keen on freehold, you won't be able to purchase a property of 700sqft with a budget of $800K as freehold properties are more expensive.

However if you are firm on units of 700sqft and bigger but okay with leasehold, I have the following to suggest:
1) A Treasure Trove (newly completed, 3 mins walk to Punggol MRT, high potential growth with upcoming Waterway Point and all the transformation that Punggol will undergo leading to higher rental yields, capital appreciation, etc.
2) Casablanca (10 years old, 13 mins walk to MRT)
3) Hedges Park Condo (newly completed, not walking distance to any MRT but will likely benefit from upcoming T4/T5 in terms of rental yield and capital appreciation)
4) Parc Rosewood (approx. 1 year old, 13+ mins walk to MRT but will benefit from the transportation Woodlands is set to undergo, good rental yield from international schools nearby)
5) and more properties!
