Hi, I would like to check I have purchased a 3 bedroom unit. Can I sell the 3 bedroom unit once upon TOP and concurrently to buy a smaller unit from another owner (resale) who May be selling his unit upon TOP within the same condo development? Any implications?

Hi,

Yes you can do that but do note to sell after the 3 years holding period so to avoid the SSD. Also, the smaller unit owner may sell it to you at a higher price than what he/she got from Developer.

Yes you can definitely do that. It's actually quite common for owners to sell their property upon TOP, and buy a smaller/bigger unit within the same development which suits their needs at that point.

However do note to sell your property only after the 3 year holding period to avoid Seller Stamp Duty.

HI,

What good about private property is you are not restricted by the time. You definitely can sell upon TOP but will incur seller stamp duty if you sell within the 3 years. When does the 3 years start from? This is very important as it will determine when you will not incur the selling stamp duty.

I am curious what is your plan to buy another unit within the same development. Is it really worth it as the price will have increase after TOP and you might end up losing money.

Thus, maybe we can discuss further so i can understand more about this?
