Hi, I need some advice regarding my situation.
I have a two room condo in costa rhu that I'm staying now.
Since my kid needs to go to primary next year I'm considering to move to Bukit timah area.
Currently, I'm considering two options.

1. Sell the costa rhu and buy one in bukit timah - around same budget. 110k - 120k two room
2. rent out the costa rhu(3k) and rent in the bukit timah condo (2-3room with 3k-4k budget)

Which one would you recommend based on the market situation?

Hi Mdm Hailey, by renting out your unit at Costa Rhu, you may not get a good rental yield as there are an oversupply of rental units for the tenant to choose from and it would probably takes another few years for the rental market to full recover. If you're considering to move Bukit Timah to register your child to a school nearby, do note that according to MOE's regulation, "A child who gains priority admission into a school through his/her distance category is required to reside at the address used for registration for at least 30 months from the commencement of the P1 registration exercise on 29 June 2017. If this condition is not met, MOE reserves the right to transfer the child to another school with vacancies, as the priority admission to the first school was based on the declared address used for registration."

Hi Hailey,

In my humble opinion, it will be better if you sell your costa rhu 2 bedroom condo and take this opportunity to upgrade to a 3 bedroom and possibly freehold condo in Bukit Timah area. In this way, you will be able to enjoy a bigger space (your child will need a bigger space as he or she grow) and you may also take this opportunity to upgrade while your earning power is still strong.

As for rental, it is a feasible option as well but it comes with issues such as management of tenants and the need to change your residence every few years or the inconvenience when your landlord decides to put the property for sale.

Good morning Hailey,

As your children will likely be in primary school for 6 years, it would be advisable to sell your current unit and purchase one at Bukit Timah. When the times are bad and tenants are tough to find, landlords will be more humble and not increase your rental readily. But time may change and I believe you would not want to be on the move time after time. Furthermore, the appreciation value on unit in Bukit Timah is not that bad.

Hi Hailey,

I understand your situation, it is very normal as most parents would shift house for the sake of our little ones.

In my opinion, if you had bought your current condo more than 4 years ago, you should consider selling and move onto a new location in Bukit Timah to be close to your kid's school.

Renting is not always the best option, furthermore your kid will be in Primary School for the next 6 years. There could be unforeseen circumstances whereby the Landlord may not renew your lease, which put you in a situation having to shift house multiple times during your kid's 6 years in Primary School. Not forgetting, when you rent out your property, you also pay higher property tax every year.

These maybe the options you have identified, what about the options in terms of what are the projects available for sale near to the school in comparison to what you will be selling.

It is definitely not an easy decision to make. Have you already identified projects which will be suitable for your household in terms of rent and purchase within your comfortable financial considerations? Have you worked out the finances in terms of sale especially since loan considerations now and before are different due to the introduction of TDSR?

In your situation, actually I would not recommend renting out your Costa Rhu and using the rental to offset the rent for another property. The reason is because if your tenant terminates the tenancy regardless whether lawfully or not, then we will need to fork out the full rental amount for our rental house. This may in turn add a lot of unnecessary stress to your family. Personally I have seen many cases like this already. Currently the rental market is still not very strong in my personal opinion.

For your second choice of selling off Costa Rhu and buying another property, I think I can only advise further after we do some calculations for you. We need to make sure the figures are good before we go ahead. What I would suggest is that we can probably meet up for a non obligatory chat and we can take the opportunity to do some calculations for you and we can advise you on the spot. And if the figures are promising enough then maybe we can have other proposals for you as well. Like mentioned, no worries there are no obligations at all and you can also see if you feel comfortable for us to assist you and your family in your future plans.
