Good morning Meng,

Yes you will have to pay 10% ABSD if both names are included in the condo purchase.

But if you are keen to reduce on the ABSD, you can opt for either:

1) purchase under SC spouse's name. 7% ABSD. But your spouse will be the only one financing the purchase and might not be able to obtain the optimal 80% loan.

2) Decoupling. I can send you a powerpoint slides on this. It has its pros and cons.

Hi there, If you would be interested to know more. my suggestion would be to decouple and hold the HDB under the SC name. the PR would then be freed up and can purchase his/her first property with a 5% additional ABSD. Do drop me a call or a e mail to discuss in more details.
