But first, it will be good to do a financial calculation based on your potential sale proceeds, your current finances on hand so you will have a better idea what's your affordability and which units are within your budget.

Some of the projects that you may want to consider are Sea Horizon (Pasir Ris) and Forestville (Woodlands), depending on your preferred location. These projects are also not subjected to resale levy for 2nd timers.

As mentioned by my fellow professionals, there are upcoming projects which should TOP in the next couple of months from your MOP date, however, you will only be eligible to make a purchase after meeting your MOP, therefore what you can do now will be assessing the financial eligibility for the upgrade versus the price range the developers are looking for the various projects so that you can waste little time in your selection once you are eligible.

Addressing your concern of new launch EC, you will only have to sell your HDB 6 months after receiving the key to your EC. Hence if you decide to go for a new launch EC, you won't be left without shelter as mentioned.
