Hi, I am thinking of buying Pinevale condominium at Tampines. It is a 20 year old condo and I’m planning to sell it in 10-15 years time and downgrade. Any advice on this? Should I look for newer condos?

1. It will be depend on what is your objective, are you looking for capital appreciation or a unit that you like to stay?
2. It will be good to know the current price trend of the project that you like to buy to see if there is any potential capital appreciation

Hi,

I wouldn't really advise to go for this route if your plan is to preserve the wealth through property and secure the retirement. In 10 to 15 years time, it is likely that your exit price will not be higher than the entry price today, and enbloc will be the only way as the best exit option (in terms of capital preservation or even gains). Enbloc is also difficult to achieve with various owners involved and ABSD regulations getting tougher for successful enbloc attempts to happen.

Pinevale is around 28 years old this year (TOP in 1994 based on SRX) while lease starts in 1990, balance lease left 67 years old.

If you decide to stay there for next 10 to 15 years, it will be left with 52 to 57 years of balance lease.

Care to share more about your intention behind this move?

It's a 99 leasehold property and if there's a need for you to spend $50k to $100k to overhaul the unit, what's or what could be your exit plan?

Pinevale EC was built in 1999. As such, the PSF would be very affordable. The current GFA is also not maximised. I think it is a good buy if you do not pay above the odds. Do contact me so that I can assist you to find the right unit at the right price in the current inflated market.
