Could there be certain attributes that allow the 4th floor unit to stand out? Slightly bigger floor size or less units on that floor or easier access to facilities?

Not necessarily, there are tenant groups who prefer lower floors as well, perhaps they have pets or have a general concern about high rise living. When getting lower floors, more important is to avoid unit facing where factors that could impact the lifestyle, such as busy road noise or rubbish disposal area.

If its convenient perhaps I could have more info so to share some of my inputs. I have assisted similar clients at this phase of purchase and went on to help them rent out after TOP. If you are looking to work with an agent long term, happy to discuss further.

Have you had someone to guide you through the different unit types - pros and cons / potential yield to help firm a decision? There must be a reason why the level 4 unit is higher price than the 14th floor unit.

Some of the possible reasons may include (not limiting to),
- facing (west sun, blocked vs unblocked views)
- size
- layout

It would be good if you can study the MasterPlan first before jumping into a purchase.

Alternatively, if you're looking for immediate rental yield of above 3%, Freehold, in District 11, and yet priced much cheaper than many new launches in RCR districts, do contact me for further information.
