Hi, I am a PR and i own a Private property. I am looking to upgrade to a bigger place within the same locality and its quite rare to find a bigger place. In this case i want to buy first and then sell my current place. I only own 1 private property in Singapore. In this situation, will there be a ABSD (2nd property / subsequent) applicable ?
My target is to pay 3 + 5% as i am going to sell my existing property.

By the way, as you are a PR, it is not worth and risky for you to do the purchase a bigger unit first and then sell the current one as you will incur a higher tier of ABSD. You may like to consider selling first and then renting a unit for 6 months to a year.

1. If you buy your next property first without selling your current property then need to pay 2nd property ABSD
2. Do you need the sales proceeds from your current house for the new house?
This will determine whether to sell first or to buy new house first.
3. If you prefer to buy first It can happen concurrently as well with very careful timeline planning.

For your situation, it is highly advisable that you time the sale BEFORE the purchase, this is because if you were to purchase first, the Additional Buyer Stamp Duty of 25% (for 2nd property) will not be refunded back to you even if you sell off your existing property subsequently.

Hi,

In this scenario, yes you definitely have to sell off the current place before purchasing the next property, so to avoid the higher ABSD rate. (Ie. The exercise date of the existing property OTP must be before the exercise date of the next property OTP).

It is advisable that you look into doing the sale and purchase concurrently and work on timing of transactions in order to avoid paying the ABSD which cannot be refunded as you are a SPR. In fact we have recently concluded a case where buyer has purchased his next home with an extended option period and we have managed to sell off his existing condo within the option period such that he can proceed to exercise the Option To Purchase without paying ABSD.

Hi,

In order to avoid the hefty ABSD for second property purchase, you will need to sell your current unit first before you purchase another unit.

As you're SPR, there is no ABSD refund if you choose to purchase first.

Hence, my suggestion is for you to do your sale and purchase concurrently. This way, you will avoid paying hefty stamp duties, and if the Timeline is planned properly, you will also also avoid having to shift house more than once during this transition.

A few months ago, I had assisted a client of mine to sell their 3BR condo and upgrade to a 4BR condo within the same development. I helped them to avoid paying ABSD, and also ensure a smooth transition to their new place. I hope to be able to assist you in your property plans.
